Controlled Media Blasting — Mill Bay, BC

Ocean Pacific Media Blasting was contracted to complete a specialized pool restoration project at Arbutus Ridge Seniors Resort in Mill Bay.

The project involved removing an existing blue pool coating in preparation for repainting, while carefully managing dust, noise, and disruption within an active seniors community.

Because the pool is located within a residential resort setting, the work required additional planning and sensitivity beyond a typical commercial blasting project.

Planning for a Residential Resort Environment

One of the primary challenges of this project was minimizing disruption to residents. Dust control, noise management, and clear communication were critical to ensuring the work could proceed smoothly and safely.

To address these concerns, the resort’s operations manager issued advance notice to residents.

Pre-project coordination included:

A memo distributed one week in advance to all residents
Clear communication of timelines and scope of work
Scheduling designed to minimize disruption
Selection of blasting media specifically chosen for low dust output

This proactive planning helped set expectations and ensured the project moved forward without issue.

Garnet Media Selected for Precision and Cleanliness

Ocean Pacific selected a 30/60 garnet sand media for this project due to its density, consistency, and environmental advantages. Unlike lighter abrasive materials, garnet produces significantly less airborne dust, making it ideal for use in sensitive environments such as residential resorts.

The blasting process removed the blue pool paint cleanly and evenly, exposing the underlying white plaster surface without damaging it.

Advantages of using garnet media on this project included:

Lower dust generation compared to silica sand
Consistent, controlled removal of coatings
Safe use near occupied residential areas
Environmentally friendly mineral-based abrasive

Surface Preparation for Repainting

Ocean Pacific mobilized crews to carefully media blast all affected interior surfaces across the six bays. The blasting process removed smoke residue embedded in metal and drywall surfaces while maintaining the integrity of the underlying materials.

Key benefits of media blasting on this project included:

Complete removal of soot staining
Elimination of embedded smoke odor
Preservation of existing structural components
Reduced need for material replacement

The controlled approach ensured consistent results across all bays while minimizing downtime for the facility.

Efficient Results with Minimal Impact

The project was completed efficiently and with minimal disruption to resort residents. Careful media selection, proper containment, and controlled blasting techniques ensured the surrounding area remained clean and safe throughout the process.

This project highlights how abrasive media blasting can be adapted for sensitive environments—delivering professional-grade surface preparation while respecting the needs of residents, property managers, and surrounding spaces.
